The average Spelthorne home sold for £429,916 in June, down £21,060 in a year: the 13th steepest fall of 295 English districts. Runnymede rose 3.5%.

House prices across Staines-upon-Thames and the rest of Spelthorne borough fell 4.7% in the year to June 2026. That is one of the steepest falls anywhere in England.

The average home in the borough sold for £429,916 in June, according to the UK House Price Index. A year earlier it was £450,976. The average home has lost £21,060.

The figures come from HM Land Registry, which records every completed sale in England and Wales. The June index was published on 19 August.

Only 62 English districts fell at all

The fall matters more once you see what the rest of the country did. England as a whole rose 1.8% over the same twelve months.

We checked Spelthorne against every other English local authority using the full UK House Price Index file, which carries all 295 districts for the same month:

  • Spelthorne’s 4.7% fall is the 13th largest of the 295
  • only 62 districts fell at all. The other 233 rose
  • of the twelve areas that fell further, eight are in London, led by Westminster at -25.4%
  • the other four are Guildford and Tandridge in Surrey, South Hams in Devon and Worthing in Sussex

Those Surrey districts are the point. Guildford and Tandridge both fell 5.6%, the joint ninth-largest falls in England. Spelthorne is third in that county list. Three of England’s thirteen steepest falls are in Surrey, yet the county average is down only 1.2%.

Next door, prices went up

Runnymede borough covers Egham, Chertsey and Addlestone, minutes up the road and on the same railway line. It went the other way.

Spelthorne is still the cheapest of Surrey’s eleven districts, as it was last month. The gap has narrowed to £3,874 over Woking.

Flats fell hardest

The index splits the borough average by property type. Every type fell, but not by the same amount:

  • Detached: £777,762, down 5.2%
  • Semi-detached: £522,630, down 3.9%
  • Terraced: £417,015, down 4.1%
  • Flat or maisonette: £265,888, down 5.9%

A first-time buyer in Spelthorne paid an average of £358,724, down 4.6% on the year.

The market turned in July 2025

June 2026 was not a bad month on its own. Prices actually rose 0.4% between May and June.

The fall is a longer story. The borough average hit an all-time high of £452,489 in July 2025. It has dropped in seven of the eleven months since, and now sits £22,573, or 5.0%, below that peak.

Sales are thin too. The Land Registry counted 61 completed sales in Spelthorne in April 2026, the most recent month it publishes a volume for. Volumes for May and June are still incomplete and are not published yet.

Comparing that with last spring needs care. There were 253 sales in March 2025 and then 44 in April 2025, either side of the stamp duty threshold change on 1 April. Buyers rushed to complete, then the market emptied. Across the first four months of the year, Spelthorne recorded 284 sales in 2026 against 522 in 2025.

A correction to the May figure we published

We reported the May 2026 average as £429,916, a fall of 3.5%, when the Land Registry first published it.

The June release revises May down to £428,346, a fall of 3.8%. That is a cut of £1,570.

This is normal and it is worth knowing about. The Land Registry keeps adding completed sales to a month after it first publishes it, so a first release is always provisional. Smaller districts move more. We are leaving the May story as it was written and correcting it here.

What it means for you

If you are selling. The asking price a neighbour achieved in summer 2025 is not the market you are in. The borough average is £22,573 below its July 2025 peak, and flats are 5.9% down on the year. Price to the last six months, not to last summer.

If you are buying. Spelthorne is now cheaper than every other Surrey district, and cheaper than Runnymede next door by £59,200 on average. If you are weighing Staines against Egham or Chertsey, that gap is real money, and it grew this year.

If you are a first-time buyer. The average first-time buyer purchase in the borough has come down £17,223 in a year, from £375,947 to £358,724.

Read the number carefully. UKHPI is a mean average, not a median. A handful of large sales pulls it up, and it covers the whole borough, so Shepperton, Sunbury, Ashford, Stanwell and Staines are all in the same figure. It also lags: June’s number reflects sales agreed in the spring.
