Spelthorne's average home rose £9,617 in July to £439,609, the biggest monthly jump since August 2024. It is still 2.9% down, and Woking is £307 dearer.
House prices in Staines-upon-Thames and the rest of Spelthorne borough jumped in July. The average home sold for £439,609, up £9,617 on June.
That is a 2.2% rise in a single month. It is the biggest monthly increase in the borough since August 2024.
It does not undo the past year. The average is still 2.9% below July 2025, when it stood at £452,519. The typical home has lost £12,910 in twelve months.
The figures are from the UK House Price Index for July 2026, published by HM Land Registry on Wednesday 16 September.
Last month, one of the steepest falls in England. This month, less so
In the year to June, Spelthorne’s 4.7% fall was the 13th steepest of England’s 295 local authority districts. We reported that last month.
We ran the same check on the July 2026 full file, which carries every district for the same month:
- Spelthorne’s 2.9% annual fall now ranks 24th of 295
- 85 districts recorded a fall over the year to July
- the steepest are still in central London, led by Westminster at -20.7%
- in Surrey, only Tandridge (-5.0%) fell further than Spelthorne
- England as a whole rose 1.1%, and the Surrey county average fell 0.4%
On the monthly measure, Spelthorne’s 2.2% rise was the second biggest in Surrey. Only Mole Valley, at 2.3%, rose faster. The England figure for the month was 0.7%.
Woking is now just £307 dearer
Spelthorne is still the cheapest of Surrey’s eleven districts. The margin has almost gone.

The gap to Runnymede, which covers Egham, Chertsey and Addlestone, has narrowed sharply. In the revised June figures it was £55,401. In July it was £37,573, because Spelthorne rose 2.2% in the month while Runnymede fell 1.7%.
Flats are still falling hardest
Every property type rose between June and July, but every one is still down on the year:
- Detached: £798,851, down 2.3%
- Semi-detached: £535,666, down 1.6%
- Terraced: £427,759, down 2.2%
- Flat or maisonette: £269,712, down 5.4%
Flats are the outlier. Their annual fall is more than three times the fall in semi-detached houses. Across England flats fell 3.5%, so Spelthorne’s flat market is weaker than the national one too.
A first-time buyer in the borough paid an average of £366,694, down 3.0% on the year. A home mover paid £537,564, down 2.6%.
Read one month with care
A single month’s jump in a borough this size is not a turning point on its own. Three reasons:
- Sales are thin. The Land Registry counted 64 completed sales in Spelthorne in May 2026, the latest month with a published volume. In May 2025 it was 89. A few large sales can move a mean average a long way.
- UKHPI is a mean, not a median. It covers Shepperton, Sunbury, Ashford, Stanwell and Staines in one figure.
- First releases get revised. The June average we reported last month, £429,916, is now £429,992. That is a small change of £76, and the -4.7% annual figure stands. The June release had moved May by £1,570.
The longer picture is still down. Since the July 2025 peak, the average has fallen in seven of the twelve months. May 2026, at £428,821, was the lowest figure since November 2024.
What it means for you
If you are selling. July was a better month, but valuations from summer 2025 are still out of date. The borough average is £12,910 below its peak. If you own a flat, the annual fall is 5.4%, so price to recent sales in your block or street.
If you are buying. Spelthorne is still Surrey’s cheapest district, but only just. Against Runnymede next door the saving has shrunk from about £55,000 to about £38,000 in one month. Watch whether August holds before assuming prices have turned.
If you are a first-time buyer. The average first-time buyer purchase is £11,299 cheaper than a year ago, down from £377,993 to £366,694.
